Administration Fee
An administration fee is applied at the same time as your first month's rent and deposit is collected. This fee is charged at £250.00 + V.A.T for 1-2 tenants, with an additional £100.00 + V.A.T for each subsequent tenant (so 4 tenants moving into the same property would be £450.00 + V.A.T).
This fee includes referencing, preparation of tenancy agreement and pre-tenancy coordination. We charge no additional fee upon renewal/extension of tenancy.
References
Once you offer is accepted in principal, you will be asked to complete a 'Tenant Application Form'. This information will then be used to take up a landlord's reference, employer's reference and credit check where applicable. If you are self-employed or living with friends, we will seek alternative references (such as an accountant's reference, proof of earnings).
If requested, these references will be passed to the landlord for final approval.
A scan/copy of up to date photo ID is also required, in the form of drivers licence or passport. Foreign applicants must also provide a scan/copy of any applicable visas.
Deposit
As standard we take one month's rent as deposit which will be held by the government approved Deposit Protection Service. More information about the DPS can be found here:

Deposits will be registered within 30 days of commencement of tenancy, and returned within 30 days of the tenancy ending unless return of deposit is delayed by dispute (deposits are normally returned well before 30 days).
Check in and check out procedure
The landlord will instruct and pay for any check in arrangements (full inventory, inventory check-in service etc). Unless otherwise agreed prior to commencement of the tenancy, the tenant will be liable for check-out costs.
A standard check out arranged by ourselves carries a fee of:
Studio - £90.00 + V.A.T
1 Bed - £100.00 + V.A.T
2 Bed - £115.00 + V.A.T
3 Bed - £130.00 + V.A.T
If the landlord arranges for an independent check out inspection this fee may vary.
Deductions will be made from the deposit based upon this check out report.
Complaints should be made in writing or by e-mail. Complaints by writing should be sent to F16 Waterfront Studios, 1 Dock Road E16 1AF marked 'Complaint'. Submission by e-mail should be sent to [email protected], again marked 'Complaint'.
Verbal complaints will also be recorded, but a written submission is preferred to avoid any confusion.
All written complaints will be acknowledged in writing within three working days of reciept and an investigation undertaken. A formal written outcome of our investigation will be sent to the complainant or their representative within 15 working days of receipt of the original complaint. This time scale may be extended in exceptional cases. If this is the case, you will be kept fully informed.
If you are dissatisfied by the initial outcome, the matter will be passed to another member of staff who has had no prior involvement in the case who will conduct a detached review of the case. Their review will be sent to you within 15 working days.
If we cannot resolve your complaint in house, we will produce a final viewpoint letter expressing our views. If you remain dissatisfied, you can then contact The Property Ombudsman to request an independent review:

Please note the following:
You will need to submit your complaint to The Property Ombudsman within 12 months of receiving our final viewpoint letter, including any evidence to support your case.
The Property Ombudsman requires that all complaints are addressed through this in-house complaints procedure, before being submitted for an independent review.
